1. About cancellation & refund
1.1 According to free cancellation.
1.1.1 If you prevent or regret the trip for any reason, you can re-book the trip free of charge, minus any PayPal or bank fees, up to twenty eight (28) days before arrival.
1.1.2 The guest is responsible for payment or cancellation in time and in accordance with the following rules (check 1.2 & 1.3).
1.2 Partly refundable payments.
1.2.1 Villa Anna Postup reserves the right to retain advanced payment (30% of the total cost of the stay) in case of cancellation has been made less than twenty eight (28) days prior to arrival.
1.3 Non refundable payments.
1.3.1 Refund of payment in total is not possible if cancellation is made less than seven (7) days prior to arrival.
2. Rules regarding pricing, booking and payment of rent
2.1 Booking your stay in Villa Anna Postup.
2.1 Bookings of the stay at Villa Anna Postup can be made on our website and also through other holiday house brokers.
2.2 If you wish to use the services offered by other holiday home brokers, you must follow their terms & conditions for payment of the rent.
2.3 At the time of booking, a booking confirmation will be sent to you, it takes place within an hour.
2.4 After you receive a booking confirmation, you will be asked to do an advance payment which is 30% of the total cost of the stay.
2.5 An advance payment of 30% of the total cost of the accommodation. The sum must be at our disposal two days after you confirm your booking via email to us (confirmed by PayPal or our bank account), otherwise your booking will no longer be valid.
2.6 The remaining sum (remaining amount, 70% of the total cost of the stay plus cleaning fee €95) must be provided to us no later than seven (7) day prior to arrival (confirmed by PayPal or our bank account), otherwise your booking will no longer be valid (read about the rules regarding refund of payments, 1.1 1.2 & 1.3).
2.7 Villa Anna Postup reserves the right to change future prices for the accommodation at any time and without prior warning of already booked guests. Guests who already have a valid booking must not be affected by the new price situation. Villa Anna Postup may not change the price of the accommodation retroactively.
3. House rules
3.1 General
3.1.1 It is of great importance and for everyone’s pleasure that guests respect the following rules regarding accommodation. Not least to respect the surroundings. Garbage collection is strictly prohibited and may include fines, including extra fees, for the resident guests in the house.
3.1.2 Guest is required to respect the surrounding parcels as these are not part of the Villa Anna Postup property. The guest is responsible for things that are on someone else’s property or otherwise adversely affect the environment or the neighborhood.
3.1.3 It is the Villa Anna Postup responsibility to keep the rental property in condition that corresponds to the content of the advertisement.
3.1.4 It is the Villa Anna Postup responsibility to promptly repair or replace machines or other technical equipment with functioning ones.
3.2 Cleaning & maintenance
3.2.1 The house is thoroughly cleaned prior to each arrival.
3.2.2 Guests are expected to leave the house in good condition after the end of the stay. Guests are expected to take care about leftover things that do not belong to the house.
3.2.3 Any extra work required to restore the house in its former condition may and will be charged to the guest.
3.2.4 It is the guest’s responsibility to report to the Villa Anna Postup (or stuff) any damage that may occur during the stay.
3.2.5 Any damage occurred during the stay will be charged to the guest. Payment of the damage can be made at check-out (staff helpful, in that case payment in cash).
3.2.6 Theft or violent damage will be reported to the police without any delay.
3.2.7 Guests can always order extra cleaning during the stay at a price stated on the website which includes swab the floor as well as cleaning the wet areas. Order must be made at least one day in advance.
3.3 Legal disputes
3.3.1 The inconvenience that guests may experience due to the fact that the Villa Anna Postup has failed to fulfill their obligations may be compensated in the form of a price reduction.
3.3.2 The price reduction should be in proportion to the size of the inconvenience, should not be determined by any somatic, psychological or emotional impact.
3.4 Safety aspect
3.4.1 No smoking is allowed in the property for everyone’s enjoyment.
3.4.2 The pets are welcome, practical details about the care of the pets are the responsibility of guests.
3.4.3 Maintenance of the fireplace and the gas barbecue grill should be done with the utmost care and the guest should never leave the fireplaces without proper action. How to use and manage Weber’s gas barbecue grills can be found in the instruction manual, which you can find on their website.
3.4.4 The design of the building means that stairs are steep. It is up to the guest to take the utmost care when using stairs, outdoors and indoors.
3.4.5 It is strictly prohibited to fire, make a fireplace or otherwise carry out the fire outside the property. It is regulated by law and imposes severe fines for irresponsible behavior.
